Project buildings will include a combination of three to five-story structures, containing approximately 203,000 NSF of for-sale residential housing, and 84,000 RSF of retail and office space.  In total, the buildings will consist of ±185 for sale residential market rate and workforce housing units.  Approximately 40% of the all residential units (±72 units) are designated as for sale deed restricted workforce housing units and will be offered to the market at an average of 115% Area Median Income (AMI) and up to 125% AMI with a 1.5% Transfer Fee from the sale of the market rate units. 

The commercial space located along US Highway 6 will be two-sided with access from Highway 6 and Main Street, and include large pedestrian plazas between buildings.  A portion of the buildings, circulation and plaza areas will be constructed over subterranean parking garages that will service the project’s commercial and residential requirements.   A portion of the retail and office parking requirements will be surface parked in front of the buildings and along Main Street running through the site.  Many of the residential condominium units will sit directly on and look out over the Eagle River Preserve Open Space with excellent views of the Eagle River and surrounding mountains and vistas.  All residential units will have access to the Eagle River Preserve Open Space via pedestrian trails and the site is within immediate walking distance to all the amenities of downtown Edwards, including the regions extensive public and private transportation resources and trail systems.
